The Group&#8217;s subsidiary, <b><a href=\"https:\/\/www.bartrawealthadvisors.com\/\">Bartra Wealth&#13;<br \/>\nAdvisors<\/a> launched the project globally on 15 October<\/b> to its IIP clients&#13;<br \/>\nacross Hong Kong and Shanghai in China, and Ho Chi Minh City in Vietnam, and&#13;<br \/>\nmanaged to snap up \u20ac6m in two weeks at the project &#8216;pre-launch&#8217; stage. <\/p>\n<p>\u00a0<\/p>\n<p>James Hartshorn, CEO and&#13;<br \/>\nCo-founder of Bartra Wealth Advisors commented, &#8220;We are glad to see our hard&#13;<br \/>\nwork has paid off. Many high-net-worth clients in Asia would like to immigrate&#13;<br \/>\nto Ireland and they are confident in the IIP and Bartra&#8217;s nursing home projects&#13;<br \/>\non four fronts. <\/p>\n<p>\u00a0<\/p>\n<p>Firstly, Ireland is a&#13;<br \/>\nrising star in Europe where it provides excellent education to children, which&#13;<br \/>\nleads to good future job prospects as a result of its growing economy as well&#13;<br \/>\nas opportunities in EU countries, the UK and the US. In Hong&#13;<br \/>\nKong and other major cities in China, and in Vietnam, we provide our clients&#13;<br \/>\nwith direct investment opportunities into our IIP projects including nursing&#13;<br \/>\nhomes. Finally, all the nursing home projects are carefully sourced and built&#13;<br \/>\nin key Dublin urban locations where they benefit from excellent transport links&#13;<br \/>\nand proximity to major hospitals. <\/p>\n<p>\u00a0<\/p>\n<p>These locations have a&#13;<br \/>\nhigh demand for nursing home beds and the projects are built to meet the&#13;<br \/>\nhighest Irish Government (HIQA) and EU standards, qualifying Bartra Healthcare&#13;<br \/>\nhomes for government supported revenue models. Investing in our projects is not&#13;<br \/>\nonly very safe, but also capital guaranteed with a 4% annual interest rate, all&#13;<br \/>\nfactors favoured by our Asian clients.&#8221;<\/p>\n<p>\u00a0<\/p>\n<p>Ireland has become an&#13;<br \/>\non-demand immigration hotspot in Asia as an alternative to the UK, the US and&#13;<br \/>\nother English-speaking countries. Affluent families are drawn to its&#13;<br \/>\noutstanding quality of education and living standards as well as its&#13;<br \/>\naccessibility to the EU and the UK (under the CTA Agreement), strong transport&#13;<br \/>\nlinks to Europe and the US, and strong economic growth that perennially puts\u00a0Ireland&#13;<br \/>\nahead of its European peers. Many industries such as pharmaceuticals,&#13;<br \/>\ninnovation and technology, and the financial sectors are fast-growing, with&#13;<br \/>\nmore foreign companies coming into Ireland to set up European headquarters and&#13;<br \/>\nensuring a thriving job market. All these factors make Ireland one of the&#13;<br \/>\nworld&#8217;s immigration hotspots.\u00a0 <\/p>\n<p>\u00a0<\/p>\n<p>Additionally in Ireland, the Irish nursing home sector is facing a major&#13;<br \/>\nshortage of beds thanks to years of under-investment following the recession in&#13;<br \/>\n2008. Because of this lack of beds, and coupled with Ireland&#8217;s ageing&#13;<br \/>\npopulation where more than 15% of the population is now aged over 65, the&#13;<br \/>\ndemand for nursing home facilities is huge. CBRE&#8217;s 2021 report outlined that&#13;<br \/>\nIreland needs to build an extra 15 thousand nursing home beds over the next&#13;<br \/>\nnine years to service this growing elderly population.\u00a0\u00a0\u00a0\u00a0\u00a0 <\/p>\n<p>This has led the Irish&#13;<br \/>\ngovernment to prioritise IIP investment in the delivery of critically needed&#13;<br \/>\nnursing home accommodation. In Ireland, the Health Service Executive (&#8220;HSE&#8221;) also&#13;<br \/>\nsupports the private nursing home sector through the Irish Government&#8217;s Nursing&#13;<br \/>\nHome Support Scheme (also known as the &#8220;Fair Deal Scheme&#8221;) which provides&#13;<br \/>\napproximately 80% of the income for private nursing homes.<\/p>\n<p align=\"center\"><i>\u00a0<\/i><\/p>\n<p>Bartra Healthcare&#13;<br \/>\nwas established in response to the acute and high demand for nursing home care&#13;<br \/>\nin Ireland and is on course to become the largest private-sector provider with&#13;<br \/>\na portfolio of over 1,000 beds across at least 10 nursing homes. Bartra&#13;<br \/>\nHealthcare has four projects in its nursing home portfolio, three of which are&#13;<br \/>\nalready in operation, while construction is ongoing on the fourth home,&#13;<br \/>\nproviding a total of 608 beds and costing approximately \u20ac127m. The latest&#13;<br \/>\nproject, Cookstown Tallaght in South Dublin, will provide a 131-bed nursing&#13;<br \/>\nhome, together with a pharmacy and cafe, and is expected to commence&#13;<br \/>\nconstruction in 2022. The site is located in the heart of Tallaght, a thriving&#13;<br \/>\nurban hub with a population of 80,000 making it one of Dublin&#8217;s largest suburbs,&#13;<br \/>\nwhere it also benefits from excellent transport links \u2013 the Belgard Luas light&#13;<br \/>\nrail station is just 250 metres away, providing access for both staff and the&#13;<br \/>\nfamilies of residents. It also boasts proximity to major hospitals, including&#13;<br \/>\nTallaght University Hospital, Ireland&#8217;s leading academic teaching hospital,&#13;<br \/>\nwhich is less than a kilometre away, and St James&#8217;s Hospital, just 8km away.<\/p>\n<p>\u00a0<\/p>\n<p class=\"Default\">The total cost of the&#13;<br \/>\nlatest project is approximately \u20ac33m and Bartra is seeking \u20ac20m investor loans&#13;<br \/>\n(5-year term, 4% annual interest) from IIP applicants to fund construction. In&#13;<br \/>\nthe two weeks prior to the official launch on 15 October, \u20ac6m was secured from&#13;<br \/>\nIIP investors in Hong Kong and Ho Chi Minh City managed by Bartra&#8217;s immigration&#13;<br \/>\narm Bartra Wealth Advisors. <\/p>\n<p class=\"Default\">\u00a0<\/p>\n<p>Jeffrey Ling,&#13;<br \/>\nBartra Wealth Advisors Regional Director commented on the advantages of&#13;<br \/>\nBartra&#8217;s IIP nursing home projects during a Hong Kong seminar: &#8220;We are the only&#13;<br \/>\ngroup that integrates development, operation and management in the IIP, run and&#13;<br \/>\nmanaged by a dedicated division \u2013 Bartra Healthcare.\u00a0Bartra&#8217;s nursing&#13;<br \/>\nhomes are safe, authorised and much-needed projects in Ireland, and they have a&#13;<br \/>\nstate-backed revenue steam. We are committed to the home quality and to&#13;<br \/>\nproviding our clients principal repayment and 4% interest per annum.
